Maintenance Technician

Pay rate:$44,000-$46,000 per hour.

Job description:
General Maintenance (Required)
Technicians must demonstrate proficiency in:
- Preventive maintenance programs
- Work order management
- Use of hand and power tools
- Reading basic blueprints, schematics, and technical manuals
- Inventory control and materials handling
- Safe work practices (lockout/tagout, PPE, ladder safety)
Mechanical Systems (Required)
- HVAC troubleshooting and minor repair
- Air handlers, exhaust fans, motors, belts, filters
- Pumps, bearings, and lubrication systems
- Boilers or chillers (facility-dependent)
Electrical Systems (Required)
- Low-voltage and basic high-voltage systems
- Lighting systems (interior/exterior)
- Ballasts, drivers, outlets, switches, breakers
- GFCI/AFCI troubleshooting
- Emergency lighting and exit signage
Note: Major electrical upgrades or licensed trade work may be excluded or handled under separate contracts—define this clearly in RFQ exclusions.
Plumbing Systems (Required)
- Toilets, sinks, showers, floor drains
- Domestic water supply and drainage
- Valves, traps, faucets, flushometers
- Minor pipe repair (PVC, copper, PEX)
Building & Structural Maintenance (Required)
- Doors, frames, locks, hinges (including detention-grade hardware)
- Windows, glazing (non-security glass only unless certified)
- Drywall, ceiling systems, tile, flooring
- Painting and surface repairs
- Concrete patching and minor masonry
Grounds & Exterior (As Applicable)
- Fence and gate maintenance
- Exterior lighting
- Minor asphalt/concrete repairs
- Storm preparation and post-storm response
Requirements
- Mandatory Certifications (Minimum)
- Valid Florida Driver’s License
- OSHA 10-Hour (General Industry) – minimum
- OSHA 30 preferred for leads/supervisors
- EPA Section 608 Certification (Type II or Universal)
- CPR / First Aid (current)
Preferred / Scored Certifications
- HVAC/R Certification (NATE, HVAC Excellence, or equivalent)
- Journeyman or Master Trade License (Electrical, Plumbing, HVAC)
- Facility Maintenance Technician Certification (IFMA, BOMI, etc.)
- CMMS training or certification
- Lockout/Tagout (LOTO) certification
- Confined Space Awareness
Experience Requirements
- Minimum 3–5 years experience in:
- Institutional facilities (correctional, detention, healthcare, education, military preferred)
- Commercial or industrial maintenance environments
- Experience working in occupied facilities
- Experience responding to emergency maintenance calls
